Home care marketing in Scripps Ranch:
a direct mail plan for senior care

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Scripps Ranch is a community of the City of San Diego with a ZIP Code of its own, 92131, set around Lake Miramar east of the I-15. The first residents arrived around 1969, and many of the families who bought on the original ranch streets in the 1970s are still there today, now with grown children and grandchildren. Households here tend to have higher incomes, and many long-time owners would rather stay in their homes than move.

That gives a senior care business two audiences in one compact area: long-time owners who want help to stay at home, and the families in the newer tracts who look after a parent nearby. Below we start with the public numbers for 92131, then go area by area: who lives there, what to offer and how to mail it. After that come home care versus assisted living, a year of mailings and what every senior care postcard in California should include.

What the columns tell you:

  • Residents 65 and 75 or older: where older adults make up the biggest share of the neighborhood, and so where EDDM® wastes the fewest cards. The need for daily help grows with age.
  • Seniors living alone: households of one person 65 or older. They are the people most likely to need help at home, and the ones whose families worry most.
  • Median household income: higher incomes point to private-pay, live-in and full-service care. Lower incomes point to clear hourly rates, short visits and the benefits you accept.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows income, age and household size for every route before you choose.

Homes and carrier routes are from the USPS EDDM® route map. Residents 65 and 75 or older, seniors living alone and income are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. Seniors living alone are one-person households of someone 65 or older.

What a mailing costs: $2,682 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

The original ranch streets near Lake Miramar (92131)

The first Scripps Ranch neighborhoods, south and west of Lake Miramar and around Evans Pond, were built from about 1969 through the 1970s. Many owners have lived here for decades, their children have grown and moved out, and the house, the yard and the tall trees take more work every year.

  • What to offer: help that keeps people in the home they love: a few hours a week of help with meals, errands and housework, rides to appointments, and more care after a hospital stay. A free in-home assessment is an easy first step.
  • How to mail: EDDM® on these routes, which are mostly single-family homes, every month or so. A mailing list filtered by age reaches only the older owners if you prefer.

Stonebridge Estates and the larger homes (92131)

At the north end, Stonebridge Estates was built from the mid-2000s with large homes on bigger lots, and other parts of Scripps Ranch have large custom homes too. Owners here have some of the highest incomes in the community and expect a high level of service when they choose care.

  • What to offer: full-service home care, live-in or around-the-clock care, memory care at home, and one care manager who coordinates everything and keeps the family informed.
  • How to mail: a mailing list filtered by age and length of residence, so the card reaches the owners most likely to need care now, with a letter-style design that feels personal.

Miramar Ranch North and Scripps Ranch Villages (92131)

North of the lake, Miramar Ranch North and the Scripps Ranch Villages were built from the 1980s into the 2000s as family homes in HOA tracts. Many households have children at home and parents who work. They are often the ones who arrange care for an aging parent, whether that parent lives in Scripps Ranch or is about to move closer.

  • What to offer: peace of mind for busy families: updates after every visit, respite care so the family caregiver can take a break, and help for a parent who is moving to San Diego. For assisted living, a tour with lunch the whole family can join.
  • Timing: before Thanksgiving, when families get together, and in summer, when a respite card helps a family caregiver plan a vacation.
  • How to mail: EDDM®. Nearly every home is a family, so whole routes reach them at the lowest cost per card.

Home care or assisted living: who to mail in Scripps Ranch

  • Home care agencies can mail every home on the routes they serve with EDDM®, or use a mailing list to reach households by age and how long they have lived in the home. The table above shows how many older residents and seniors living alone there are in 92131.
  • Assisted living and memory care communities do best mailing every home within a few miles, since families want a parent close by. For Scripps Ranch that often includes nearby communities along the I-15 as well. Pick the routes around your community in our EDDM® route planner and keep the card about the community itself: rooms, care, meals and activities.
  • Both should mail the same homes again and again. Families often take months to decide, and the card on the counter when they are ready is the one they call.

Mail also works well beyond homes. Doctors' offices, discharge planners at nearby hospitals and senior centers refer families every week, and a card or letter to them a few times a year keeps your name in mind. Ask us about a mailing to referral partners in Scripps Ranch and the communities around it.

What every Scripps Ranch senior care postcard should include

  • Your license number. Home care organizations and assisted living communities (Residential Care Facilities for the Elderly, or RCFEs) in California are licensed by the Department of Social Services. Showing the number tells families you are legitimate.
  • Who pays, said plainly. Medicare generally does not pay for ongoing non-medical help at home or for assisted living. Don't suggest that it does. Say whether you accept long-term care insurance or veterans benefits, if you do.
  • Offers spelled out: what a free assessment or a move-in special includes and when it ends.
  • For assisted living, describe the community, not the residents you want. Rooms, care, meals, activities and your location. Communities are housing, and fair housing rules apply to their advertising.
  • Large type and a phone number a person answers. Many readers are older, and many callers want to talk to someone right away.
  • Where you are in Scripps Ranch, with a landmark people know and the areas you serve.

These are general points, not legal advice. Your licensing office or an attorney can confirm the exact wording, and we adjust any design to match.

Frequently asked questions

Where do most older residents live in Scripps Ranch?

On the original ranch streets south and west of Lake Miramar, built from about 1969 through the 1970s, where many owners have stayed for decades. The table above shows the share of residents 65 and 75 or older and the number of seniors living alone in 92131.

Should a home care agency use EDDM® or a mailing list in Scripps Ranch?

EDDM® works well on the original ranch streets, where most routes are single-family homes with many long-time owners. In the newer tracts, where most households are younger families, a mailing list filtered by age and length of residence keeps the card with the older owners, or EDDM® reaches the adult children who arrange care.

Is Scripps Ranch too small for a senior care mailing?

No. A compact area is an advantage: you can mail the same few thousand homes every month for less than one large mailing, and families see your name again and again while they decide.

How often should senior care postcards be mailed?

Every four to six weeks to the same homes. Families often take months to choose care, so being there again and again matters more than reaching a big area once.

Do you mail in Scripps Ranch?

Yes. Our print shop is in San Marcos, a short drive up the I-15, and we print and mail EDDM® postcards for businesses across San Diego County, including Scripps Ranch.
