Home care marketing in Solana Beach:
a direct mail plan for senior care

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Solana Beach is one of the smallest cities in San Diego County, between Del Mar and Encinitas, with one ZIP Code and some of the highest incomes in the region. Many residents are retired, many have owned their homes for decades, and many homes are second homes. In a few square miles the city holds condo buildings on the bluffs, beach cottages near Fletcher Cove, the century-old neighborhood of La Colonia de Eden Gardens and larger homes around Lomas Santa Fe.

That makes Solana Beach a place where a small, careful mailing goes further than a large one, and where full-service care is often what families want. Below we start with the public numbers for 92075, then go neighborhood by neighborhood: who lives there, what to offer and how to mail it. After that come home care versus assisted living, a year of mailings and what every senior care postcard in California should include.

What the columns tell you:

  • Residents 65 and 75 or older: where older adults make up the biggest share of the neighborhood, and so where EDDM® wastes the fewest cards. The need for daily help grows with age.
  • Seniors living alone: households of one person 65 or older. They are the people most likely to need help at home, and the ones whose families worry most.
  • Median household income: higher incomes point to private-pay, live-in and full-service care. Lower incomes point to clear hourly rates, short visits and the benefits you accept.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows income, age and household size for every route before you choose.

Homes and carrier routes are from the USPS EDDM® route map. Residents 65 and 75 or older, seniors living alone and income are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. Seniors living alone are one-person households of someone 65 or older.

What a mailing costs: $2,682 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

The condo buildings on the bluffs (92075)

Along the sandstone bluffs above the beach, condo complexes built before Solana Beach became a city in 1986 hold many of the city's coastal homes. Many full-time owners are retired, and a single-level condo with an elevator is a home people can stay in for a long time. Other units are second homes or rentals.

  • What to offer: help that keeps people at home: meals, errands, rides to appointments, medication reminders and more care after a hospital stay. A free in-home assessment is an easy first step.
  • How to mail: a mailing list filtered by age, which reaches the full-time residents. EDDM® routes on the bluffs include many vacation guests and part-time owners.

Lomas Santa Fe and east of the freeway (92075)

East of Interstate 5, around Lomas Santa Fe Drive and the country club, larger single-family homes from the 1960s and 70s sit on bigger lots. Many of the original owners are still here, with high incomes and homes that are harder to keep up alone. Younger families who bought for the schools live on the same streets.

  • What to offer: full-service home care, live-in or around-the-clock care, memory care at home and a care manager the family can call. For the younger families, respite care and help for a parent who lives nearby.
  • How to mail: a mailing list filtered by age and length of residence for the long-time owners. EDDM® on the same routes reaches the younger families too, who are often the ones arranging care.

Fletcher Cove and the coast west of the 101 (92075)

Around Fletcher Cove, the town's beach since the 1920s, the streets west of the 101 have beach cottages, mid-century homes and newer custom rebuilds. Households here have high incomes, and some owners have lived a few minutes' walk from the sand for decades and have no plans to leave.

  • What to offer: discreet, flexible care that fits a full life: a companion for walks and outings, help after a surgery, and more hours when they are needed. Many families here want one trusted caregiver, not a rotating team.
  • How to mail: a mailing list filtered by age and length of residence, which skips the vacation rentals and second homes.

La Colonia de Eden Gardens (92075)

One of the oldest neighborhoods in the city, founded in the 1920s, Eden Gardens has small lots, older homes and many families who have lived here for generations, sometimes with grandparents, parents and children close together. Families often care for an older relative themselves, and word of mouth matters.

  • What to offer: support for the family caregiver: respite care for a few hours or a few days, help with bathing and personal care, and clear hourly rates. Say whether you accept long-term care insurance or veterans benefits.
  • How to mail: EDDM®. The neighborhood is compact, so a route or two covers it, and every household is likely to know someone who needs help.

Home care or assisted living: who to mail in Solana Beach

  • Home care agencies can mail every home on the routes they serve with EDDM®, or use a mailing list to reach households by age and how long they have lived in the home. Because so many homes here are second homes or rentals, a list often wastes fewer cards. The table above shows how many older residents and seniors living alone there are in 92075.
  • Assisted living and memory care communities do best mailing every home within a few miles, since families want a parent close by. From Solana Beach that usually means Del Mar, Encinitas and Carmel Valley too. Pick the routes around your community in our EDDM® route planner and keep the card about the community itself.
  • Both should mail the same homes again and again. Families often take months to decide, and the card on the counter when they are ready is the one they call.

Mail also works well beyond homes. Doctors' offices, discharge planners at nearby hospitals and senior centers refer families every week, and a card or letter to them a few times a year keeps your name in mind. Ask us about a mailing to referral partners in Solana Beach and the nearby coastal cities.

You don't need every mailing. Most Solana Beach agencies and communities start by mailing the same nearby routes every month or so, then add the seasonal cards. Our senior care direct mail guide has more ideas for each one.

What every Solana Beach senior care postcard should include

  • Your license number. Home care organizations and assisted living communities (Residential Care Facilities for the Elderly, or RCFEs) in California are licensed by the Department of Social Services. Showing the number tells families you are legitimate.
  • Who pays, said plainly. Medicare generally does not pay for ongoing non-medical help at home or for assisted living. Don't suggest that it does. Say whether you accept long-term care insurance or veterans benefits, if you do.
  • Offers spelled out: what a free assessment or a move-in special includes and when it ends.
  • For assisted living, describe the community, not the residents you want. Rooms, care, meals, activities and your location. Communities are housing, and fair housing rules apply to their advertising.
  • Large type and a phone number a person answers. Many readers are older, and many callers want to talk to someone right away.
  • Where you are in Solana Beach, with a landmark people know and the areas you serve.

These are general points, not legal advice. Your licensing office or an attorney can confirm the exact wording, and we adjust any design to match.

Frequently asked questions

Where do most older residents live in Solana Beach?

Many live in the condo buildings on the bluffs, in the 1960s and 70s homes around Lomas Santa Fe, and on the older streets near the coast, where owners have often stayed for decades. The table above shows the share of residents 65 and 75 or older and the number of seniors living alone in 92075.

Should a home care agency use EDDM® or a mailing list in Solana Beach?

Mostly a mailing list. Many homes near the beach are second homes or vacation rentals, and a list filtered by age reaches the full-time residents. EDDM® works well in compact neighborhoods with few rentals, like Eden Gardens.

Do second homes matter for senior care mail?

Yes. A card sent to a vacation rental reaches a guest, not a family that needs care. A list that skips those homes, or that mails owners at their main address, keeps every card useful.

How often should senior care postcards be mailed?

Every four to six weeks to the same homes. Families often take months to choose care, so being there again and again matters more than reaching a big area once.

Do you mail in Solana Beach?

Yes. Our print shop is in San Marcos, and we print and mail EDDM® postcards for businesses across San Diego County, including Solana Beach and the rest of the coast.
