Electrician direct mail in San Marcos:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS, the US Census Bureau and the California DMV

San Marcos is our home town, and one of the fastest-growing cities in North County. That growth makes it an unusual market for an electrician: some neighborhoods were built in the 1960s and 70s, and others were finished in the last twenty years. The work those homes need is very different.

An older house around Lake San Marcos may still have its original panel, while a newer home in San Elijo Hills is more likely to need an EV charger or a home battery. Below is what we'd mail where, starting with the public numbers for each ZIP Code.

Homes and carrier routes are from the USPS EDDM® route map. Home age, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12. Electric cars are battery-electric passenger vehicles registered with the California DMV as of January 1, 2026.

New movers: on average about 340 households move to a new home in these ZIP Codes every month. New owners often remodel, add chargers and fix what the inspection found in their first months.

What a mailing costs: $2,682 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

Central San Marcos and Richland (92069)

The older heart of the city, around Mission Road, San Marcos Boulevard and the Richland neighborhood, has many homes from the 1960s through the 80s, mixed with apartments and newer infill. Homes this age are the most likely to have small panels, older wiring and few outlets for how people live today.

  • Panel upgrades and safety inspections, with a set price to look at the panel.
  • Older panel brands. Federal Pacific and Zinsco panels were installed in many homes of this era. "Do you have one of these panels?" with a photo of each is a message homeowners act on.
  • Use a homeowner list on mixed streets. Where apartments sit next to houses, a list keeps your cards with the people who decide on the work.

Lake San Marcos (92078)

Built around the lake from the 1960s on, Lake San Marcos has many long-time owners, retirees and condos. Homes here are among the oldest in this ZIP Code, and owners who have lived in them for decades often haven't touched the electrical system.

  • Panel replacements and rewiring for original electrical systems.
  • Safety and comfort upgrades: brighter lighting, smoke and carbon monoxide detectors, outdoor lighting and surge protection. These suit homeowners planning to stay in their homes for years.
  • A clear, friendly card. Large type, a phone number that's easy to read, and a note that you're licensed and local.

San Elijo Hills (92078)

San Elijo Hills is a planned community built mostly in the 2000s and 2010s, with larger family homes. The wiring is newer, so the work here is about adding things rather than fixing them:

  • EV chargers, often a second one as families add another electric car.
  • Home batteries and solar add-ons, and the panel work that goes with them.
  • Landscape, patio and security lighting, and smart home upgrades.

Most streets here are owner-occupied homes, so EDDM® reaches nearly every household you want at a lower price than a list.

Twin Oaks Valley and Coronado Hills (92069)

North and east of the city center, Twin Oaks Valley and the hills around it have larger lots, custom homes and some horse properties. Inland homes near open space can also lose power during high-wind days.

  • Backup power: generators, transfer switches and home batteries.
  • Power to outbuildings: workshops, barns, detached garages and guest houses.
  • EV chargers and outdoor lighting for long driveways and large properties.

Discovery Hills and the Cal State area (92078)

Around Cal State San Marcos and Discovery Hills there are 1980s and 90s homes next to apartments, student housing and rentals. Many households here rent, and renters don't hire electricians, so mail this area with a homeowner list rather than whole routes. Owners of 30- to 40-year-old homes are good prospects for panel upgrades, EV chargers and remodel wiring.

A first San Marcos mailing plan

  1. Panel upgrades to the older neighborhoods. Mail an 8.5 × 11 EDDM® postcard to the routes around Lake San Marcos and the older owner-occupied streets of central San Marcos. Pick the routes in our EDDM® route planner for 92069 or 92078.
  2. EV chargers and batteries to the newer neighborhoods. Mail San Elijo Hills by EDDM®, and use a 6 × 11 postcard to a homeowner list for areas mixed with rentals, so every card goes to a household that better fits the job.
  3. New movers every month. San Marcos keeps growing, and people who just bought a home are about to remodel, add chargers and fix what the inspection found. A small monthly mailing to new movers keeps you first in line.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in San Marcos?

Which one is better depends on the neighborhood. In San Elijo Hills, Lake San Marcos and the single-family streets of Twin Oaks Valley, most homes are owner-occupied and EDDM® reaches nearly the same people for less. Around Cal State San Marcos and the busier corridors, where there are many apartments and rentals, a homeowner list wastes fewer cards. Compare the homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a San Marcos postcard

  • Say you're local. "Serving San Marcos, San Elijo Hills and Lake San Marcos" tells people you know the area and can get there quickly.
  • One service and one offer per card, matched to the neighborhood above.
  • Your California contractor license number, which the law requires in advertising, plus "licensed and insured".
  • A photo of you or your team, so people know who will be coming to their door.
