Landscaping direct mail in Carlsbad:
a neighborhood-by-neighborhood plan
By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau
Carlsbad is a city of master-planned communities wrapped around lagoons, golf courses and canyons. Most of it was built from the 1970s on, much of it with an HOA that takes care of the common slopes while each owner takes care of their own yard. The older streets near the Village are the exception, with bigger, older lots and mature trees.
That gives a landscaper a clear choice of what to sell where. Below is what we'd mail in each part of town, starting with the public numbers for each ZIP Code: how many homes there are, how many are houses with yards, and who owns them.
Carlsbad by ZIP Code
| ZIP Code | Homes (routes) | Single-family houses | Owner-occupied | Median home value | New movers a month (average) |
|---|---|---|---|---|---|
| 92008 Carlsbad Village, Olde Carlsbad and the Barrio | 12,731 (21) | 43% | 48% | $1,229,400 | about 196 |
| 92009 La Costa and Rancho Carrillo | 16,715 (27) | 59% | 72% | $1,368,100 | about 135 |
| 92010 Calavera Hills and Robertson Ranch | 7,412 (10) | 54% | 64% | $1,103,300 | about 100 |
| 92011 Aviara and Poinsettia | 10,221 (14) | 55% | 64% | $1,302,600 | about 92 |
What the columns tell you:
- Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
- Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
- Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.
These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.
Homes and carrier routes are from the USPS EDDM® route map. Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.
New movers: on average about 520 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.
What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.
What to mail in each neighborhood
Olde Carlsbad and the Village (92008)
East of the Village, Olde Carlsbad has bigger lots than most coastal neighborhoods: mid-century ranch houses with deep yards, mature trees and long-established lawns, plus a growing number of rebuilds. Closer to the beach and the Village, the lots get smaller and condos and rentals take over.
- Turf replacement. Big, old lawns are the best fit in the city for a card about replacing grass with water-wise planting, with the rebate from the SoCal WaterSmart program on the front.
- Tree care and large clean-ups for yards with decades of growth.
- New landscapes for rebuilds, where a finished house still needs a finished yard.
Around the Village and the Barrio, where many homes are condos and rentals, use a homeowner list instead of whole routes.
La Costa (92009)
La Costa grew up in the 1970s and 80s around the resort and golf courses, on hillsides cut by canyons and open space. Many homes back onto a slope, and the irrigation in these yards is now 40 years old or more.
- Fire-safe yards and slope care for the homes along the canyons, mailed in spring. Homes in high fire hazard areas will also have to follow California's new rules for the 5 feet around the house once they take effect.
- Irrigation repair and drip conversions. Old spray systems on slopes waste water and wash out soil, and owners see it on the bill.
- Turf replacement for front lawns that date from when the house was built.
Aviara and Poinsettia (92011)
South Carlsbad's Aviara and Poinsettia neighborhoods are mostly 1990s and 2000s homes, many of them large and high-value, near Batiquitos Lagoon. The HOA keeps up the common areas, and owners here hire out their own yards more often than they do them.
- Design and installation: outdoor kitchens, patios, fire features, lighting and full backyard makeovers.
- Premium monthly maintenance with a set crew and a set day.
- Replanting yards that are now 25 years old, where shrubs and trees have outgrown their space.
Most homes here are owner-occupied houses, so EDDM® reaches nearly every yard you want for less than a list. A high-quality card with a photo of finished local work fits the neighborhood.
Bressi Ranch and Rancho Carrillo (92009)
Bressi Ranch and Rancho Carrillo are 1990s and 2000s master-planned communities with HOAs. Many homes sit on smaller lots with compact backyards, and Bressi Ranch also has townhomes where the association, not the owner, hires the landscaper.
- Small backyard makeovers: artificial turf, pavers, raised beds and lighting that make a compact yard usable.
- Tight maintenance routes. Small yards close together mean more stops per day.
- The associations themselves. Reach HOA boards and property managers with a business list for common-area contracts.
Calavera Hills and Robertson Ranch (92010)
In northeast Carlsbad, Calavera Hills has homes from the 1980s and 90s near the open space around Lake Calavera, and Robertson Ranch is one of the city's newest neighborhoods. The two need very different cards.
- Calavera Hills: fire-safe clean-ups for homes along the open space, and turf replacement and irrigation updates for older yards.
- Robertson Ranch: first-time backyard installations for newer homes, and maintenance plans for owners who would rather not do the work.
A first Carlsbad mailing plan
- Design and maintenance to South Carlsbad. Mail an 8.5 × 11 EDDM® postcard to the owner-occupied routes in Aviara and Poinsettia. Pick the routes in our EDDM® route planner for 92011.
- Slopes, fire-safe yards and irrigation to La Costa and Calavera Hills, in spring before fire season, on the routes along the canyons in 92009 and 92010.
- Turf replacement to Olde Carlsbad in late winter and spring, by EDDM® on the house streets of 92008 and with a 6 × 11 postcard to a homeowner list closer to the Village.
- New movers every month. A new owner in Carlsbad often inherits a yard that needs work and doesn't have a gardener yet. A small monthly mailing to new movers reaches them first.
Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.
EDDM® or a mailing list in Carlsbad?
Which one is better depends on the neighborhood. In Aviara, Poinsettia, La Costa and Calavera Hills, most homes are owner-occupied houses with yards, and EDDM® reaches nearly the same people for less. Around the Village, along the coast and in the townhome sections of the planned communities, where the association or a landlord hires the landscaper, a homeowner list of houses wastes fewer cards. Compare the single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.
What to put on a Carlsbad postcard
- Say you're local. "Serving Carlsbad, from Olde Carlsbad to La Costa" tells people you can keep a regular schedule here.
- Say you work with HOA rules. Many Carlsbad owners need plans approved by their association before a yard changes. Offering to handle that removes a reason to wait.
- Before and after photos of Carlsbad yards you have done, on a clean, high-quality card.
- Your C-27 license number if you do installation work, plus "licensed and insured".

Frequently asked questions
How many homes are there to mail in Carlsbad?
The table above shows the homes and carrier routes in each Carlsbad ZIP Code, straight from the USPS EDDM® route map. Most landscapers don't mail the whole city at once: they pick 2,500 to 5,000 homes on the routes around their current customers or in the neighborhoods that fit the service they want to sell.
Which Carlsbad neighborhoods are best for landscaping postcards?
Neighborhoods made up mostly of owner-occupied houses with yards, like Aviara, Poinsettia, La Costa and Olde Carlsbad. The table shows the share of single-family houses and owner-occupied homes in each ZIP Code.
Should I mail Carlsbad HOAs?
Both, in different ways. In most Carlsbad HOAs the association takes care of the common areas and owners take care of their own yards, so mail the owners with EDDM®. For townhome and condo communities, where the association hires the landscaper, reach the board or property manager with a business list.
Do you mail in Carlsbad?
Yes. Our print shop is in San Marcos, a short drive away, so we print your postcards there and take EDDM® mailings to the Post Offices that deliver your Carlsbad routes.
