Landscaping direct mail in Oceanside:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Oceanside is North County's largest city, and it runs from small beach lots by the harbor to groves and ranches in Morro Hills. In between are big 1980s and 90s tract neighborhoods, several large 55-and-over communities and, near Camp Pendleton, many rental homes.

For a landscaper, that means a lot of yards, but not all of them belong to people who hire one. Below is what we'd mail where, starting with the public numbers for each ZIP Code: how many homes there are, how many are houses with yards, and who owns them.

What the columns tell you:

  • Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
  • Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
  • Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 910 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.

What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

South Oceanside, Fire Mountain and Loma Alta (92054)

The coastal neighborhoods have Oceanside's oldest houses: beach cottages on small lots in South O, and mid-century homes on the hills of Fire Mountain and Loma Alta. Yards are small, lawns are old and salt air is hard on many plants.

  • Flat-price mowing and clean-ups. Small yards suit a simple monthly price printed right on the card.
  • Coastal front yard makeovers: turf replacement with plants that handle salt air and wind, with the rebate from the SoCal WaterSmart program.
  • Hillside yards on Fire Mountain, where slopes need planting that holds the soil.

Many homes here are rentals and vacation rentals, so a homeowner list reaches the people who pay for the yard better than whole routes.

Rancho del Oro and central Oceanside (92056)

Inland Oceanside, around Rancho del Oro and along College Boulevard and Oceanside Boulevard, is mostly 1980s and 90s tract neighborhoods: similar houses on similar lots, street after street. That is exactly what a maintenance route is made of.

  • Monthly maintenance plans, with "we already take care of homes on your street".
  • Irrigation repair and smart controllers. Systems from when these houses were built are wearing out.
  • Turf replacement for front lawns that are now 30 to 40 years old.

Ocean Hills and the 55-and-over communities (92056)

Oceanside has several large 55-and-over communities, including Ocean Hills. In many of them the association hires the landscaper for the common areas, and sometimes for the front yards too, so check what each association covers before you mail.

  • Reach the associations directly. A business list of HOA boards and property managers is the way into a common-area contract.
  • Back patios and private yards that owners take care of themselves: small makeovers, container gardens and drip systems.
  • A clear, friendly card with large type, an easy-to-read phone number and "licensed and insured".

Morro Hills and the rural edge (92057)

Morro Hills, in the far northeast of the city, is avocado and citrus groves, horse properties and homes on acreage, surrounded by brush and hillsides. These are the largest properties in Oceanside and the most work to keep up.

  • Brush clearance and fire-safe landscaping, mailed in spring before fire season. Homes in high fire hazard areas will also have to follow California's new rules for the 5 feet around the house once they take effect.
  • Irrigation for large lots and groves, where every leak costs real money.
  • Tree trimming, hauling and grove clean-ups.

Mission San Luis Rey and Jeffries Ranch (92057)

Around the Mission there are established neighborhoods with older yards, and Jeffries Ranch and the neighborhoods around it are newer, with HOAs and many owner-occupied houses. Mail the older streets a turf replacement or yard refresh card, and the newer ones a maintenance plan or a backyard project, such as a patio, artificial turf or lighting.

North Oceanside near Camp Pendleton (92058)

Along Highway 76 close to Camp Pendleton, many homes are rentals with frequent move-ins and move-outs, and renters rarely hire a landscaper. Skip whole routes here. Use a homeowner list, add a monthly new movers mailing for people who just bought, and reach the apartment communities and their managers with a business list for maintenance contracts.

A first Oceanside mailing plan

  1. Build a route inland. Mail an 8.5 × 11 EDDM® postcard with a maintenance plan offer to the owner-occupied tract routes around Rancho del Oro and Jeffries Ranch. Pick them in our EDDM® route planner for 92056 or 92057.
  2. Turf replacement and flat-price mowing near the coast. Mail a 6 × 11 postcard to a homeowner list in South O, Fire Mountain and Loma Alta, or pick the house streets in 92054.
  3. Brush clearance to Morro Hills in spring, before fire season.
  4. Homeowners and new movers in North Oceanside. Use a homeowner list rather than whole routes, or pick only the owner-occupied house streets in 92058, and add new movers every month.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in Oceanside?

Which one is better depends on the neighborhood. In the inland tracts around Rancho del Oro and Jeffries Ranch, most homes are owner-occupied houses with yards, and EDDM® reaches nearly the same people for less. Near the beach and close to Camp Pendleton, where many homes are rentals, a homeowner list wastes far fewer cards. In the 55-and-over communities, the association is often the customer, so a business list does better than either. Compare the single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on an Oceanside postcard

  • Say you're local. "Serving Oceanside, from South O to Morro Hills" tells people you know the whole city.
  • A price on the card for mowing or a spring clean-up in the smaller-lot neighborhoods.
  • One service and one offer per card, matched to the neighborhood above.
  • Your C-27 license number if you do installation work, plus "licensed and insured".

Frequently asked questions

How many homes are there to mail in Oceanside?

The table above shows the homes and carrier routes in each Oceanside ZIP Code, straight from the USPS EDDM® route map. Most landscapers don't mail the whole city at once: they pick 2,500 to 5,000 homes on the routes around their current customers or in the neighborhoods that fit the service they want to sell.

Which Oceanside neighborhoods are best for landscaping postcards?

Neighborhoods made up mostly of owner-occupied houses with yards, like the inland tracts around Rancho del Oro and Jeffries Ranch, and the larger properties of Morro Hills. The table shows the share of single-family houses and owner-occupied homes in each ZIP Code.

Should I mail the 55-and-over communities in Oceanside?

Mail the associations rather than the homes. In many of these communities the association hires the landscaper for the common areas, so a business list of HOA boards and property managers is the better way in. Owners there still hire help for private patios and back yards.

Do you mail in Oceanside?

Yes. Our print shop is in San Marcos, a short drive away, so we print your postcards there and take EDDM® mailings to the Post Offices that deliver your Oceanside routes.
