Landscaping direct mail in Vista:
a neighborhood-by-neighborhood plan
By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau
Vista is hilly, inland and a little warmer than the coast, and it grew in waves. Small postwar lots surround downtown, 1970s and 80s tracts spread west, Shadowridge climbs the hills to the south, and the north and east still run into old groves, horse properties and canyons toward Buena Creek and Bonsall.
Each of those areas needs a different card. Below is what we'd mail where, starting with the public numbers for each ZIP Code: how many homes there are, how many are houses with yards, and who owns them.
Vista by ZIP Code
| ZIP Code | Single-family houses | Owner-occupied | Median home value | New movers a month (average) |
|---|---|---|---|---|
| 92081 South Vista, Shadowridge and the Vista Business Park | 56% | 55% | $838,600 | about 136 |
| 92083 Central and west Vista, along Melrose Drive and West Vista Way | 47% | 50% | $658,200 | about 93 |
| 92084 Downtown, north and east Vista, Buena Creek and the rural edge toward Bonsall | 60% | 60% | $824,400 | about 107 |
What the columns tell you:
- Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
- Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
- Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.
These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.
Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.
New movers: on average about 340 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.
What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.
What to mail in each neighborhood
Shadowridge (92081)
Built around its golf course from the 1980s on, Shadowridge is mostly owner-occupied houses on rolling streets, many with a slope in back. The HOAs take care of the common slopes, and owners take care of their own yards.
- Monthly maintenance routes. Similar homes on connected streets make for an efficient day.
- Slope planting and erosion control for back slopes that have thinned out over the years.
- Irrigation updates for systems that are now 30 to 40 years old.
Downtown and central Vista (92084 and 92083)
The streets around Vista Village and Main Street have the city's oldest homes, from the 1940s through the 60s, on small lots mixed with duplexes and apartments.
- Flat-price mowing and clean-ups. A simple price for a small yard is the easiest yes.
- Front yard turf replacement, with the rebate from the SoCal WaterSmart program.
- Use a homeowner list on blocks mixed with rentals, and reach apartment owners and managers with a business list.
West Vista tracts (92083)
Along Melrose Drive and West Vista Way, family-sized houses from the 1970s and 80s sit on standard tract lots, many with the original lawn out front and an old spray system under it. In Vista's warmer summers, those lawns drink a lot of water.
- Turf replacement and drip conversions, the clearest message for these streets.
- Maintenance plans on the owner-occupied routes.
- Front yard makeovers for owners getting ready to sell or just tired of mowing.
East Vista hills (92084)
The hills on the east side have winding streets, larger lots and custom homes, many built on land that was once groves. Some yards still have old avocado and citrus trees.
- Design and installation: hardscape, outdoor living areas and redesigns that make a sloped lot usable.
- Tree care: trimming, removal and clean-up of old grove trees.
- Irrigation for big, sloped lots, where a water bill adds up fast.
Buena Creek, Gopher Canyon and the rural north (92084)
Toward Buena Creek, Gopher Canyon and Bonsall, homes sit on acreage with horses, groves and a lot of natural brush, close to canyons and open hillsides.
- Brush clearance and fire-safe landscaping, mailed in spring before fire season. Homes in high fire hazard areas will also have to follow California's new rules for the 5 feet around the house once they take effect.
- Hauling, weed abatement and large clean-ups.
Homes are far apart, and some routes cross into very different areas, so a homeowner list can be more precise here than whole routes.
Vista Business Park (92081)
In south Vista, the business park has hundreds of buildings with lawns, planters and parking lot landscaping. EDDM® can include business addresses, so you can mail only the business park routes with a card for commercial maintenance contracts, irrigation and water-wise redesigns.
A first Vista mailing plan
- Build a route in Shadowridge. Mail an 8.5 × 11 EDDM® postcard with a maintenance plan offer to the owner-occupied routes. Pick them in our EDDM® route planner for 92081.
- Turf replacement to the west Vista tracts in late winter and spring, by EDDM® in 92083, with the rebate on the card.
- Brush clearance to the rural north and east in spring, with a 6 × 11 postcard to a homeowner list of larger lots, or the rural routes in 92084.
- Commercial maintenance to the business park, using only the business park routes.
Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.
EDDM® or a mailing list in Vista?
Which one is better depends on the neighborhood. In Shadowridge and the west Vista tracts, most homes are owner-occupied houses with yards, and EDDM® reaches nearly the same people for less. Around downtown, where apartments and rentals are common, and on the rural edge, where homes are spread out, a homeowner list wastes fewer cards. Compare the single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.
What to put on a Vista postcard
- Say you're local. "Serving Vista, Shadowridge and Buena Creek" tells people you can keep a regular schedule here.
- Talk about water. In an inland city with hot summers, "cut your water bill" sells turf replacement and drip better than looks alone.
- One service and one offer per card, matched to the neighborhood above.
- Your C-27 license number if you do installation work, plus "licensed and insured".

Frequently asked questions
How many homes are there to mail in Vista?
The table above shows the homes and carrier routes in each Vista ZIP Code, straight from the USPS EDDM® route map. Most landscapers don't mail the whole city at once: they pick 2,500 to 5,000 homes on the routes around their current customers or in the neighborhoods that fit the service they want to sell.
Which Vista neighborhoods are best for landscaping postcards?
Neighborhoods made up mostly of owner-occupied houses with yards, like Shadowridge, the west Vista tracts and the east Vista hills. The table shows the share of single-family houses and owner-occupied homes in each ZIP Code.
Can I mail businesses in Vista?
Yes. EDDM® routes include business addresses, so you can mail only the routes in the Vista Business Park with a commercial maintenance card, or leave businesses out for a homeowner campaign.
Do you mail in Vista?
Yes. Our print shop is in San Marcos, right next door, so we print your postcards there and take EDDM® mailings to the Post Offices that deliver your Vista routes.
