Landscaping direct mail in Coronado:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Coronado is small, expensive and full of gardens. Many homes in the Village are close to a hundred years old, hedges and front gardens are part of what makes its streets so admired, and everything sits next to the ocean or the bay, with salt air, wind and sandy soil.

The whole city is one ZIP Code, 92118, and a small one, so a few well-planned mailings can reach almost every home you want. But a lot of Coronado is condos and associations, where one board hires the landscaper for everyone. Below is what we'd mail where, starting with the public numbers for Coronado.

What the columns tell you:

  • Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
  • Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
  • Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 150 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.

What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

The Village (92118)

The Village, from the ferry landing to the Hotel del Coronado, has Craftsman bungalows, Spanish Revival homes and beach cottages on small, flat lots, next to newer homes that replaced older ones. Front gardens are on display here, and owners notice who keeps them looking good.

  • Weekly detail maintenance: clipped hedges, clean edges and seasonal color.
  • Garden design and installation for remodels and rebuilds, which are constant in the Village.
  • Turf replacement, with the rebate from the SoCal WaterSmart program where the home's water agency takes part.

Ocean Boulevard and the beach blocks (92118)

Along Ocean Boulevard and the streets just behind it are some of the most valuable homes in the county, many large and custom-built. These gardens take the full force of the ocean wind and salt.

  • Estate maintenance with a regular crew and a high level of detail.
  • Coastal-friendly planting that holds up to wind and salt air, and windbreaks that protect outdoor rooms.
  • Outdoor lighting and smart irrigation for owners who are often away.

Homes here are few and valuable, so a homeowner list filtered by home value reaches them more precisely than whole routes.

Glorietta Bay and the golf course (92118)

Around Glorietta Bay, the municipal golf course and the streets toward the Silver Strand, homes are mostly single-family houses from the mid-1900s on, many with lawns and plantings that have been there for decades.

  • Yard refreshes: replacing tired lawns and overgrown shrubs with water-wise coastal plants.
  • Irrigation upgrades for old systems that water the sidewalk as much as the yard.
  • Reliable monthly maintenance at a set price.

Coronado Shores and the condo buildings (92118)

South of the Hotel del Coronado, Coronado Shores is a group of condominium towers, each with its own association, and there are more condo buildings around the Village and the bay. Here the association hires the landscaper, so a card to every unit owner rarely brings a contract. Reach the boards and their property managers with a business list, and offer a walk-through and a written proposal.

Coronado Cays (92118)

Down the Silver Strand on the bay side, the Coronado Cays has several residential villages, from waterfront homes with private docks to townhomes and condos. Each village has its own association, which takes care of the common areas, while owners of the single-family homes usually take care of their own yards.

  • Waterfront yard maintenance for homes on the channels.
  • Patio and dock-side planting that handles salt spray.
  • HOA contracts for the villages' common areas, mailed to the associations directly.

A first Coronado mailing plan

  1. Detail maintenance to the Village. Mail an 8.5 × 11 EDDM® postcard to the Village routes with the most single-family homes. Pick them in our EDDM® route planner for 92118.
  2. Design and estate care to the beach blocks. Mail a 6 × 11 postcard to a homeowner list of higher-value homes along Ocean Boulevard and the Village.
  3. Waterfront yards to the Cays. Mail an 8.5 × 11 EDDM® postcard to the Cays routes with single-family homes.
  4. Contracts to the associations. Send a separate letter or card to the condo and village associations and their managers.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in Coronado?

Which one is better depends on the neighborhood. Coronado has many condos, rentals and second homes, so whole routes reach a lot of people who don't hire a landscaper. On the Village and Cays routes with mostly single-family homes, EDDM® works well and costs less. For the beach blocks and for owners who live elsewhere part of the year, a homeowner list that uses the owner's mailing address is more precise. Check the single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a Coronado postcard

  • A high-quality design. In one of the most expensive cities in the county, the card itself says a lot about the quality of your work.
  • Photos of Coronado gardens you have done. Owners here know the streets and will recognize them.
  • Show you know the coast: plants and irrigation that work in salt air, wind and sandy soil.
  • Your C-27 license number if you do installation work, plus "licensed and insured".

Frequently asked questions

How many homes are there to mail in Coronado?

The table above shows the homes and carrier routes in 92118, straight from the USPS EDDM® route map. Coronado is small enough that a few mailings can cover every neighborhood you want.

How do I get landscaping contracts with Coronado condo buildings?

Mail the association and its property manager, not the unit owners. The board chooses the landscaper, so a letter or card with references and an offer of a walk-through reaches the people who decide.

What grows well in Coronado's coastal conditions?

Plants that handle wind, salt air and sandy soil do best close to the water. A landscaper who shows coastal-friendly plantings on the card, and drip irrigation that keeps water where the roots are, stands out.

Do you mail in Coronado?

Yes. Our print shop is in San Marcos, so we print your postcards there and take EDDM® mailings to the Coronado Post Office.
