Landscaping direct mail in Santee:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Santee is one of the best cities in East County for a landscaper. Most homes are single-family houses lived in by their owners, the tracts are laid out street after street, and summers are hot enough that every yard needs work. Around the edges, newer neighborhoods back onto hills and open space, where brush clearance is part of owning a home.

The whole city shares one ZIP Code, 92071, so you choose neighborhoods and routes, not ZIP Codes. Below is what we'd mail where, starting with the public numbers for Santee.

What the columns tell you:

  • Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
  • Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
  • Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Homes and carrier routes are from the USPS EDDM® route map. Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 170 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.

What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

Carlton Hills and Carlton Oaks (92071)

North of the San Diego River, Carlton Hills and Carlton Oaks are mostly single-story tract homes from the 1960s through the 80s, around the Carlton Oaks golf course and the river trails, many with pools and long-time owners.

  • Monthly maintenance routes. Streets of similar homes close together are ideal for a tight, profitable route.
  • Turf replacement with the rebate from the SoCal WaterSmart program, for lawns that struggle through every summer.
  • Pool-side planting and backyard refreshes for 40- and 50-year-old yards.

Central and west Santee (92071)

Around Mission Gorge Road and Cuyamaca Street, tract homes from the 1960s and 70s fill flat, regular lots. The yards are simple and similar, and owners compare prices.

  • Flat-price mowing and clean-ups, with the price on the card.
  • Irrigation tune-ups before summer: broken heads, smart timers and drip for planting beds.
  • Shade trees for hot west-facing yards.

Sky Ranch and the hillside neighborhoods (92071)

Sky Ranch, on Rattlesnake Mountain, and the other neighborhoods from the 1990s on that back onto the hills have larger homes, some with views and canyon lots, next to open space. Many communities have an HOA that cares for the common slopes, while each owner cares for their own yard.

  • Brush clearance and fire-safe landscaping, mailed in spring before fire season. Homes in high fire hazard areas will also have to follow California's new rules for the 5 feet around the house once they take effect.
  • Backyard design and installation: patios, outdoor kitchens, lighting and planting for sloped lots.
  • Ask the HOA too. A separate card to the association's manager can win the common-area slopes.

Santee Lakes, Weston and the newer west side (92071)

Near Santee Lakes and along Mast Boulevard toward State Route 52, older tracts mix with newer communities, including Weston, which welcomed its first residents in 2019. In newer homes, the builder's planting is often basic, and many back yards are waiting for a real design.

  • Back yard installs for new owners: patios, artificial turf or water-wise planting, and drip irrigation.
  • New movers every month, since these homes are still changing hands and new owners often don't have a landscaper yet.

Town Center, condos and mobile home parks (92071)

Around Town Center and the trolley, condos, townhomes and apartments sit next to the older tracts, and Santee also has many mobile home parks. In all of these, the association, the property manager or the park hires the landscaper, so skip those routes when you mail homeowners. If you want commercial contracts, reach the HOA boards, managers and park owners with a business list.

A first Santee mailing plan

  1. Maintenance routes in Carlton Hills and central Santee. Mail an 8.5 × 11 EDDM® postcard with a monthly price to the routes around your current customers. Pick them in our EDDM® route planner for 92071.
  2. Turf replacement and irrigation before the heat. A second EDDM® card on the older tract routes in late winter and spring, with the rebate on the card.
  3. Fire-safe clean-ups near open space. Mail a 6 × 11 postcard to a homeowner list of the homes along the hills and canyons, in spring before fire season.
  4. New movers every month for back yard installs on the west side.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in Santee?

Which one is better depends on the neighborhood. Most of Santee is owner-occupied single-family homes, so in most tracts EDDM® reaches nearly the same people as a list for less. A homeowner list helps when you want only certain homes, such as the ones next to open space for brush clearance, or to skip the condos, apartments and mobile home parks along the main roads. Compare the single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a Santee postcard

  • Say you're local. "Serving Santee and East County" tells people you can get there and keep a regular schedule.
  • Before and after photos of Santee yards you have done. Real local work beats stock photos.
  • One service and one offer per card, matched to the neighborhood above.
  • Your C-27 license number if you do installation work, plus "licensed and insured".

Frequently asked questions

How many homes are there to mail in Santee?

The table above shows the homes and carrier routes in 92071, straight from the USPS EDDM® route map. Most landscapers don't mail the whole city at once: they pick 2,500 to 5,000 homes on the routes around their current customers or in the neighborhoods that fit the service they want to sell.

When should a Santee landscaper mail?

Late winter for spring clean-ups and maintenance plans, spring for turf replacement, irrigation and brush clearance before the summer heat and fire season, and early fall for planting.

Is EDDM® a good fit for Santee landscapers?

Usually, yes. Most Santee homes are owner-occupied houses with yards, so EDDM® reaches nearly every household you want at a lower price than a mailing list. Skip the routes that are mostly condos, apartments or mobile home parks.

Do you mail in Santee?

Yes. Our print shop is in San Marcos, so we print your postcards there and take EDDM® mailings to the Post Office that delivers your Santee routes.
