Landscaping direct mail in Scripps Ranch:
a neighborhood-by-neighborhood plan
By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau
Scripps Ranch is part of the City of San Diego, with its own ZIP Code, 92131. It is a community of family homes built from the 1970s on, among tall eucalyptus groves and canyons, with many HOAs and a high share of owner-occupied houses. For a landscaper, that means steady maintenance routes, plus trees, leaves and brush that need work every year.
The 2003 Cedar Fire burned many homes in Scripps Ranch, and owners along the canyons and groves know it. Below is what we'd mail where, starting with the public numbers for 92131.
Scripps Ranch by ZIP Code
| ZIP Code | Single-family houses | Owner-occupied | Median home value | New movers a month (average) |
|---|---|---|---|---|
| 92131 All of Scripps Ranch, from Lake Miramar to Scripps Ranch Villages | 63% | 80% | $1,189,100 | about 90 |
What the columns tell you:
- Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
- Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
- Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.
These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.
Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.
New movers: on average about 90 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.
What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.
What to mail in each neighborhood
The original ranch streets near Lake Miramar (92131)
The first Scripps Ranch neighborhoods, near Lake Miramar and Evans Pond, are mostly 1970s homes on winding streets under the eucalyptus, on larger lots than the later tracts. Many still have the lawns and sprinklers they were built with.
- Turf replacement. A card about trading the lawn for water-wise plants, with the rebate from the SoCal WaterSmart program.
- Tree care and leaf clean-up for yards under big eucalyptus and pines.
- Irrigation upgrades to replace old sprinklers with drip and smart controllers.
Miramar Ranch North and the 1980s and 90s tracts (92131)
North of Lake Miramar, Miramar Ranch North and Scripps Ranch Villages were built out in the 1980s and 90s, with family homes on similar lots, most in HOAs. The HOA cares for the common slopes, but owners take care of their own yards, and many pay someone to do it.
- Monthly maintenance plans. Streets of similar homes close together are ideal for building a tight route.
- Backyard refreshes for 30-year-old planting, patios and lighting.
- Mention HOA approval. "We handle the HOA plan review" removes a common worry.
Stonebridge Estates (92131)
At the north end, Stonebridge Estates was built from the mid-2000s with large homes on bigger lots. These are the biggest yards in Scripps Ranch, and owners here hire for full projects rather than mowing.
- Design and installation: outdoor kitchens, pool landscaping, lighting and water-wise gardens.
- Premium maintenance that includes irrigation checks and seasonal planting.
Canyon and grove edges (92131)
Many streets back onto canyons, open space and eucalyptus groves, where dry leaves, bark and brush build up quickly. Many homes along these edges have been rebuilt after past fires, and their owners pay attention to what grows near the house.
- Brush clearance and fire-safe landscaping, mailed in spring and late summer. Homes in high fire hazard areas will also have to follow California's new rules for the 5 feet around the house once they take effect.
- Debris and leaf removal from roofs, gutters and yards under the trees.
- Fire-resistant replanting next to the house.
Condos and townhomes (92131)
Scripps Ranch also has condo and townhome communities, some close to the business parks, with shared grounds and slopes. Owners don't hire the landscaper here: the association does. Mail the boards and property managers a card about grounds maintenance and water-wise common areas, and skip these routes when you mail homeowners.
A first Scripps Ranch mailing plan

EDDM® or a mailing list in Scripps Ranch?
In Scripps Ranch, EDDM® is usually the better choice. So many homes are owner-occupied houses with yards that EDDM® reaches nearly the same people as a list for less, and you can cover whole neighborhoods at once. A homeowner list still helps when you want only certain streets, such as the canyon edges, or when you want to skip the condos. Compare the single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.
