Landscaping direct mail in Solana Beach:
a neighborhood-by-neighborhood plan
By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau
Solana Beach is a small beach city with a big range of yards. Along the bluffs, condo associations hire one landscaper for the whole complex. Near the 101 there are small lots and older cottages, and east of the freeway there are larger homes with lawns, pools and room for a full backyard project.
The whole city shares one ZIP Code, 92075, which makes it easy to plan. Below is what we'd mail where, starting with the public numbers for Solana Beach.
Solana Beach by ZIP Code
| ZIP Code | Homes (routes) | Single-family houses | Owner-occupied | Median home value | New movers a month (average) |
|---|---|---|---|---|---|
| 92075 All of Solana Beach | 5,829 (11) | 46% | 67% | $2,000,000+ | about 48 |
What the columns tell you:
- Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
- Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
- Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.
These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.
Homes and carrier routes are from the USPS EDDM® route map. Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.
New movers: on average about 50 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.
What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.
What to mail in each neighborhood
The condo buildings on the bluffs (92075)
Many condo complexes sit on the bluffs along the ocean, with shared grounds, slopes and planters. Owners don't hire the landscaper here: the association does, usually through a property manager.
- Grounds maintenance contracts for the whole complex.
- Water-wise conversions of common areas, which can lower the association's water bill.
- Bluff-friendly planting that needs little water near the edge.
Skip these routes when you mail homeowners. Reach the boards and property managers with a business list instead.
Fletcher Cove and the coast west of the 101 (92075)
The streets near Fletcher Cove have beach cottages and newer custom homes on small lots, many of them second homes or vacation rentals. Salt air and sandy soil narrow down what will grow, and owners want a yard that looks good with little care.
- Coastal design and installation with succulents, grasses and native plants.
- Maintenance for owners who aren't there, with a set monthly price.
Mail a homeowner list here, so cards reach the owners and not their guests.
Central Solana Beach and Cedros (92075)
Between the 101 and the freeway, around the train station and the Cedros Design District, there are smaller single-family homes, duplexes and some apartments. Yards are small and easy to keep up, which makes them a good fit for a simple, low-price service.
- Flat-price mowing and clean-ups, with the price right on the card.
- Front yard makeovers that replace a tired lawn with something low-water.
- Pick the house streets, or use a homeowner list where apartments and rentals mix in.
La Colonia de Eden Gardens (92075)
One of the oldest neighborhoods in the city, Eden Gardens has small, older homes on compact lots, mixed with rentals and newer infill. Many yards have older lawns and trees that have grown for decades.
- Tree trimming and yard clean-ups at a clear price.
- Turf replacement with the rebate from the SoCal WaterSmart program.
Many homes here are rented, so a homeowner list wastes fewer cards than whole routes.
Lomas Santa Fe and east of the freeway (92075)
East of Interstate 5, around Lomas Santa Fe Drive and the country club, the neighborhoods have larger single-family homes from the 1960s and 70s, most of them owner-occupied, with front lawns, pools and big backyards. Some streets back onto slopes and natural areas.
- Monthly maintenance plans. Owner-occupied streets of similar homes make a tight route.
- Turf replacement for the large front lawns of this era.
- Backyard design and installation: patios, outdoor lighting and new irrigation for yards that haven't been redone in decades.
A first Solana Beach mailing plan
- Maintenance and turf replacement east of the freeway. Mail an 8.5 × 11 EDDM® postcard to the owner-occupied routes around Lomas Santa Fe. Pick them in our EDDM® route planner for 92075.
- Coastal design to the beach streets and Eden Gardens. Mail a 6 × 11 postcard to a homeowner list, so cards reach owners and not tenants or guests.
- Grounds contracts to the bluff condos. Mail the associations and their property managers a card about water-wise common areas and reliable service.
- New movers every month. New Solana Beach owners often redo the yard soon after they buy. A small monthly mailing to new movers reaches them first.
Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.
EDDM® or a mailing list in Solana Beach?
Which one is better depends on the neighborhood. East of the freeway, most homes are owner-occupied houses with yards, so EDDM® reaches nearly the same people as a list for less. On the coast and in Eden Gardens, where many homes are second homes, rentals or condos, a homeowner list wastes fewer cards. Compare the single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.
What to put on a Solana Beach postcard
- Say you know the coast. "Gardens that thrive in Solana Beach salt air" speaks to the beach streets better than a generic lawn photo.
- Before and after photos of local yards you have done, especially lawn conversions.
- One service and one offer per card, matched to the neighborhood above.
- Your C-27 license number if you do installation work, plus "licensed and insured".

Frequently asked questions
How many homes are there to mail in Solana Beach?
The table above shows the homes and carrier routes in 92075, straight from the USPS EDDM® route map. Solana Beach is small, so many landscapers mail all of the house routes a few times rather than picking neighborhoods.
How do I reach the condo associations in Solana Beach?
Condo owners don't hire their own landscaper; the association does. Mail the board or the property manager with a business list, and skip the condo routes when you mail homeowners.
When should a Solana Beach landscaper mail?
Late winter for spring clean-ups and maintenance plans, spring for turf replacement, and early fall, which is the best planting season on the coast.
Do you mail in Solana Beach?
Yes. Our print shop is in San Marcos, a short drive inland, so we print your postcards there and take EDDM® mailings to the Post Office that delivers your Solana Beach routes.
