Landscaping direct mail in Point Loma:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Point Loma is part of the City of San Diego, on the peninsula between San Diego Bay and the ocean. It has its own ZIP Codes: 92106 for Point Loma proper and 92107 for Ocean Beach and the Point Loma Heights side.

Few areas change so much in so few blocks. The Wooded Area has big lots and old trees, the bay side has some of the most valuable gardens in the city, and the ocean side deals with wind, salt air and sandy soil. Below is what we'd mail where, starting with the public numbers for each ZIP Code.

What the columns tell you:

  • Single-family houses: the share of homes that are detached houses, most with a yard to care for. The higher it is, the fewer EDDM® cards go to apartments and condos, where the HOA or the landlord hires the landscaper.
  • Owner-occupied: owners decide on clean-ups, new plants and turf replacement. Renters usually don't.
  • Median home value: higher values point to design, installation and full-service maintenance. Elsewhere, clear flat prices for mowing and clean-ups work best.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 310 households move to a new home in these ZIP Codes every month. A new owner often wants to make the yard their own and doesn't have a gardener yet.

What a mailing costs: $2,721 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

The Wooded Area and Fleetridge (92106)

On the hills above the bay, the Wooded Area takes its name from trees planted in the early 1900s, and it has large lots and no sidewalks. Fleetridge, next to it, has custom homes from the 1950s on curving, hilly streets with views of the bay and the city.

  • Tree care and large clean-ups: pruning, removals and hauling on big, sloped lots.
  • Brush clearance and slope care, mailed in spring. Homes in high fire hazard areas will also have to follow California's new rules for the 5 feet around the house once they take effect.
  • Full-service maintenance for large yards owners no longer want to keep up themselves.

Homes here are spread out, so a homeowner list filtered by home value can reach these properties more precisely than whole carrier routes.

La Playa and Roseville, on the bay (92106)

Along the bay south of Shelter Island, La Playa has some of the most expensive homes in San Diego, and Roseville has older homes next to large rebuilds. Gardens here are a big part of the property's value.

  • Design and installation: new gardens for rebuilds, outdoor lighting, patios and planting that frames the bay view.
  • Estate maintenance with a regular crew and a high level of detail.
  • Irrigation upgrades to smart controllers and drip for large, older gardens.

Loma Portal (92106)

North of Nimitz Boulevard, Loma Portal has older homes on hilly streets, with yards that are smaller than in the Wooded Area and lawns that many owners are ready to give up.

  • Turf replacement, with the rebate from the SoCal WaterSmart program on the card.
  • Flat-price monthly maintenance for owners of older homes with modest yards.

Point Loma Heights and Sunset Cliffs (92107)

On the ocean side, Point Loma Heights climbs from Ocean Beach with older homes, rebuilds and many ocean views. Sunset Cliffs runs along the bluffs to the south, with larger homes. Wind, salt air and sandy soil are hard on plants that do fine a few miles inland.

  • Coastal-friendly redesigns with plants that handle wind and salt, and drip irrigation that keeps water in sandy soil.
  • Windbreaks and screening that protect a patio without blocking the view.
  • Turf replacement for the lawns that struggle near the ocean.

Ocean Beach cottages and rentals (92107)

Ocean Beach is small beach cottages, duplexes and apartments on narrow lots, and a large share are rented. Tenants rarely hire a landscaper, so mail this area with a homeowner list that reaches the owners, even when they live somewhere else. Low-maintenance front yards, gravel and tough coastal plants, and simple monthly upkeep for small multi-unit lots are the right offers here.

A first Point Loma mailing plan

  1. Coastal redesigns to Point Loma Heights. Mail an 8.5 × 11 EDDM® postcard to the owner-occupied routes. Pick them in our EDDM® route planner for 92107.
  2. Turf replacement and maintenance to Loma Portal and Roseville. Mail an 8.5 × 11 EDDM® postcard to the routes in our EDDM® route planner for 92106, in late winter and spring.
  3. Tree care and design to the hills and the bay. Mail a 6 × 11 postcard to a homeowner list of higher-value homes in the Wooded Area, Fleetridge and La Playa.

Homes on the peninsula change hands often, and a new owner often doesn't have a gardener yet. A small monthly mailing to new movers reaches them first. Mail each group at least three times, a few weeks apart, and use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in Point Loma?

Which one is better depends on the neighborhood. In Point Loma Heights, Loma Portal and much of 92106, many homes are owner-occupied houses with yards, so EDDM® reaches nearly the same people as a list for less. In Ocean Beach, where so many homes are rented, and in the hills, where homes are far apart, a homeowner list is more precise. Check the single-family and homeowner numbers for each ZIP Code in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a Point Loma postcard

  • Show you know the coast. "Plants that love salt air and ocean wind" tells beach-side owners you won't plant something that dies by summer.
  • Photos of your best finished work, especially view gardens and big tree jobs for the hills.
  • One service and one offer per card, matched to the neighborhood above.
  • Your C-27 license number if you do installation work, plus "licensed and insured".

Frequently asked questions

How many homes are there to mail in Point Loma?

The table above shows the homes and carrier routes in 92106 and 92107, straight from the USPS EDDM® route map. 92107 also covers Ocean Beach. Most landscapers don't mail them all at once: they pick 2,500 to 5,000 homes in the neighborhoods that fit the service they want to sell.

Is Ocean Beach part of Point Loma?

Ocean Beach is its own community, but it sits on the Point Loma peninsula and shares the 92107 ZIP Code with Point Loma Heights. Both are inside the City of San Diego.

Why do landscapers talk about coastal plants in Point Loma?

Close to the ocean, wind and salt air burn many common plants, and sandy soil drains water quickly. Owners who have lost plants to the coast respond well to a landscaper who knows what grows there.

Do you mail in Point Loma?

Yes. Our print shop is in San Marcos, so we print your postcards there and take EDDM® mailings to the Post Offices that deliver your Point Loma routes.
