Dental direct mail in Santee:
a new patient plan for dentists
By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau
Santee is a city of family homes along the San Diego River, east of MCAS Miramar and a short drive from El Cajon. Most homes are single-family houses, many with children at home, and new communities like Weston keep bringing new families in. Next to them live long-time owners in the older tracts and retirees in the city's mobile home parks, many of which are for residents 55 and older.
One ZIP Code covers the whole city, so Santee is simple to plan: you choose streets and routes, not ZIP Codes. Below we start with the public numbers for 92071, including how many new movers arrive in an average month, then go neighborhood by neighborhood: who lives there, which services fit and how to mail them. After that come a new movers plan, a year of mailings and what every dental postcard in California should include.

Santee by ZIP Code
| ZIP Code | Homes (routes) | Households with children | Median household income | New movers a month (average) | Residents 65 or older |
|---|---|---|---|---|---|
| 92071 All of Santee | 21,804 (31) | 34% | $113,618 | about 166 | 17% |
What the columns tell you:
- Households with children: where a family practice, children's checkups and back-to-school cards will do best.
- Median household income: higher incomes point to cosmetic work, aligners and implants. Lower incomes point to clear prices, payment plans and the insurance you take.
- New movers a month: about how many households move to a new home in the ZIP Code in an average month. This is the size of your monthly new movers mailing.
- Residents 65 or older: where implant, denture and consultation cards belong.
These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows income, age, household size and the share of families with children for every route before you choose.
Homes and carrier routes are from the USPS EDDM® route map. Households with children, income, new movers and residents 65 or older are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers a month is the number of residents who moved into a different home in the past year, turned into households and divided by 12.
New movers: on average about 170 households move to a new home in these ZIP Codes every month. Many of them will be looking for a new dentist.
What a mailing costs: $2,682 for 5,000 homes with our recommended 8.5 × 11 EDDM® postcard, including printing and postage. See our EDDM® prices for other quantities.
What to mail in each neighborhood
Carlton Hills and Carlton Oaks (92071)
North of the river, Carlton Hills and Carlton Oaks are mostly single-story tract homes from the 1960s and 70s, around the Carlton Oaks golf course, the river trails and the neighborhood schools. Some owners have lived here for decades, and younger families keep buying the homes they sell.
- What to offer: one practice for the whole family, children's checkups and sealants, and crowns or implants for the grandparents down the street. Saturday hours help working parents.
- Timing: back-to-school checkups in July and August, and "use your benefits before they reset" in October and November.
- How to mail: EDDM®. Most routes here are houses, and almost every household could be your patient, so whole routes are the cheapest way to reach them.

Central Santee and Town Center (92071)
Around Mission Gorge Road, Cuyamaca Street and Town Center, older tract homes sit next to condos, townhomes and apartments, and the trolley's Copper Line ends here. It is the busiest part of the city, with many renters and young households who look closely at cost and at which insurance a practice takes.
- What to offer: a clear new patient price, the plans you accept, including Medi-Cal Dental if you take it, and emergency visits for a toothache or a broken tooth. Same-week appointments sell here.
- How to mail: EDDM® to the routes closest to your office, plus new movers every month, since the apartments turn over often.

Sky Ranch and the hillside neighborhoods (92071)
Sky Ranch, on Rattlesnake Mountain, and the other newer neighborhoods from the 1990s on that back onto the hills have larger homes, some with views. Households here tend to have higher incomes, and adults are more likely to pay for work they want, not only work they need.
- What to offer: whitening, aligners for teens and adults, veneers and implants, with a free consultation. Before and after photos of your own patients, used with permission, sell these services best.
- Timing: March and April, before graduations, weddings and summer photos.
- How to mail: EDDM® to the routes with the newest, largest homes, or a list filtered by household income if the homes you want are spread across several hillside communities.

Santee Lakes, Weston and the west side (92071)
Near Santee Lakes and along Mast Boulevard toward State Route 52, older tracts mix with newer communities, including Weston, which welcomed its first residents in 2019. Many households are young families, and some commute west to work, including at MCAS Miramar, a short drive away.
- What to offer: a family practice with children seen from their first tooth, online booking and early or late appointments for commuters. If you accept the TRICARE Dental Program, say so.
- How to mail: new movers every month for the newer homes, where families are still arriving, and EDDM® on the older tracts close to your office.

The senior mobile home parks (92071)
Santee has a dozen mobile home parks, and most of them are for residents 55 and older. Many residents are retired, live on a fixed income and have kept the same dentist for years, or have not seen one in a while. Dentures, repairs and implants matter more to them than a cleaning special.
- What to offer: dentures, same-day denture repairs and relines, implants with a free consultation, and whether you accept Medicare Advantage dental plans or Medi-Cal Dental. Large, easy-to-read type and a phone number people can call.
- Timing: September for an implant and denture card, before the holidays.
- How to mail: a list of the parks' addresses, or a list filtered by age, since the parks are spread across several routes that also include other homes.

New movers in Santee: a monthly mailing
Moving is one of the main reasons people change dentists. In Santee that happens every month: families buying in Weston and the older tracts, renters moving into the apartments near Town Center, and military families arriving with orders for MCAS Miramar. The table above shows about how many households move to a new home in 92071 in an average month.
- Choose the area: the new movers within a few miles of your office, usually Santee plus the nearest parts of El Cajon, Lakeside and San Carlos.
- Mail every month: each card reaches people within their first weeks in a new home, while they are still choosing.
- Make it a welcome: "Welcome to Santee" with your new patient offer, the insurance you take and how to book.

EDDM® or a mailing list in Santee?
It depends on how many of the homes on a route could become your patients:
- EDDM® for the neighborhoods around your office. Almost every household needs a dentist, and Santee is mostly family homes, so for a general or family practice most homes nearby are possible patients. EDDM® reaches them all at the lowest cost per card.
- A mailing list for a narrower service. Implants, dentures, cosmetic work or orthodontics fit only some households. A list filtered by age, income or children reaches them across the city without paying for every home in between, and it is the easiest way to reach the senior parks.
- New movers every month, on top of either one.
A year of dental mailings in Santee
| When | Who gets it | What the card says |
|---|---|---|
| Every month | New movers around your office | Welcome to the neighborhood, with your new patient offer, the insurance you take and your hours |
| January to February | The neighborhoods closest to your office | New year, new dental benefits: book your cleaning and exam |
| March to April | Higher-income neighborhoods | Whitening and cosmetic work before spring weddings, graduations and summer photos |
| July to August | Family neighborhoods | Back-to-school checkups and sealants for kids |
| September | Neighborhoods with many older residents | Implants, dentures and a free consultation |
| October to November | Your own patients, then the nearby neighborhoods | Use your dental benefits before they reset on January 1 |
You don't need every mailing. Most Santee practices start with the monthly new movers card and one neighborhood mailing, then add the others once they see which brings in patients. Our dental direct mail guide has more offer ideas for each one.

What every Santee dental postcard should include
- The dentist or practice name, so it is clear who is offering the service. Dental advertising in California must not be false or misleading.
- "Specialist" only for real specialists. An orthodontist or oral surgeon can say so. A general dentist who offers implants or aligners should describe the service without suggesting a specialty.
- Offers spelled out: what a new patient special includes, who it is for (new patients only, patients without insurance) and when it ends.
- No waived co-pays or deductibles as an offer. That can break dental plan contracts and insurance rules.
- The plans you accept, including Medi-Cal Dental if you take it. For many families it is the first thing they check.
- Where you are in Santee, with a landmark people know, your hours and whether you see children, evenings or Saturdays.
These are general points, not legal advice. Your dental association or a healthcare attorney can confirm the exact wording of your offer, and we adjust any design to match.

Frequently asked questions

Where should a family dentist mail in Santee?
Start with the routes closest to your office, then Carlton Hills, Carlton Oaks and the tracts on the west side, where most routes are family homes. For the newer homes in Weston, add a monthly new movers card, since families are still moving in.
Where should I mail implant and denture postcards in Santee?
The senior mobile home parks are the best place to start, with a list of their addresses. To reach older adults in the older tracts as well, use a mailing list filtered by age.
