Roofing direct mail in Clairemont:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Clairemont is part of the City of San Diego, and most of it is in the 92117 ZIP Code. It was built mostly in the 1950s and 60s as street after street of single-story ranch homes with simple, low-pitched roofs. Those houses are now on their second or third roof, and many owners have added rooms, patio covers and ADUs over the years, each with a roof of its own.

For a roofer, that means a lot of similar replacement jobs close together, plus canyon-rim homes where a fire-rated roof matters. Part of Clairemont is in 92111, but 92117 covers most of it. Below is what we'd mail where, starting with the public numbers for 92117: how many homes there are, how old they are, how many are houses and who owns them.

What the columns tell you:

  • Built before 1980: the share of homes more than 45 years old. Many are on their second or third roof, and the higher it is, the more owners are due for a replacement.
  • Single-family houses: the share of homes that are detached houses. The higher it is, the fewer EDDM® cards go to apartments and condos, where the association or the landlord decides on the roof.
  • Owner-occupied: owners buy roofs. Renters don't.
  • Median home value: higher values point to tile, metal and premium shingle roofs. Elsewhere, financing and a clear price matter most.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Homes and carrier routes are from the USPS EDDM® route map. Home age, single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 190 households move to a new home in these ZIP Codes every month. Many buyers get a roof report from their home inspection and plan the repairs in their first year.

What a mailing costs: starting from $2,034 for 5,000 homes with a 6.25 × 9 EDDM® postcard, or $2,544 with our recommended 8.5 × 11, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

North Clairemont and the tract streets (92117)

North Clairemont is block after block of 1950s and 60s ranch homes built from the same few floor plans. Similar houses with similar roofs make it easy to quote, easy to show a nearby job, and one of the best places in San Diego to build a tight mailing route.

  • "Is your roof over 20 years old?" A free inspection or replacement estimate, mailed before the rainy season.
  • Neighbor cards. On streets where every house looks alike, a photo of a finished roof two blocks away is very convincing.
  • Low-slope sections. Many of these homes have low-pitched roofs and patio covers or additions that need a different material than shingles. A card that says you handle both stands out.

Bay Ho and the Tecolote Canyon rim (92117)

Tecolote Canyon Natural Park runs through the middle of Clairemont. In Bay Ho and on the streets along the rim, backyards end at a slope of native brush. Parts of the canyon edges are mapped as fire hazard areas, where a replacement roof has to be Class A fire-rated.

  • Fire-rated roofing, with ember-resistant vents and gutter guards, mailed before fire season.
  • Replacement estimates for the many original-era homes along the rim that are due again.

Bay Park, above Morena Boulevard (92117)

Bay Park climbs the hill above Morena Boulevard, with views of Mission Bay and many remodeled and rebuilt homes. Owners here often spend more on the house and care how the roof looks from the street. Bay Park is split between 92117 and 92110, so check the ZIP Code of each street before you mail.

  • Upgrade replacements: better shingles, tile or metal, with a photo of a finished Bay Park roof.
  • Solar-ready reroofs for owners planning panels, so the roof is done before they go on.

ADU lots and garage conversions (92117)

Clairemont's large, flat lots have made it one of the busiest areas in San Diego for ADUs and garage conversions. When an owner builds in back, the old roof on the main house often looks worse next to the new one.

  • "Match the house to the ADU." A replacement estimate for the main house, so both roofs match.
  • Use a homeowner list. Many of these lots are owned by people who rent out one or both units. A homeowner list mails the owner, even when they live somewhere else.

A first Clairemont mailing plan

  1. Replacements to the tract streets. Mail an inspection and replacement card to the owner-occupied routes of North Clairemont from August to October, before the rain. Pick them in our EDDM® route planner for 92117.
  2. Fire-rated roofs to the canyon rims in Bay Ho and along Tecolote Canyon, before fire season.
  3. Neighbors of every job. After each roof you finish, mail the carrier route around it: "We just put a new roof on a home on your street."
  4. New homeowners every month. Many buyers get a roof report from their home inspection. A welcome card with a free inspection reaches them first.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in Clairemont?

Which one is better depends on the street. On the quiet tract streets of North Clairemont and along the canyon rims, most homes are owner-occupied houses, and EDDM® reaches nearly the same people as a list for less. Near Genesee Avenue, Balboa Avenue and Clairemont Mesa Boulevard, where there are many apartments and rented homes, a homeowner list wastes fewer cards. Check the home age, single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a Clairemont postcard

  • Name the area. "Serving Clairemont, Bay Ho and Bay Park" tells people you work on their streets and will be around for the warranty.
  • A photo of a Clairemont roof you installed. A ranch house with a new roof looks just like the house next door.
  • One service and one offer per card, matched to the neighborhood above.
  • Your C-39 license number, plus "licensed and insured" and your warranty.

Frequently asked questions

How many homes are there to mail in Clairemont?

The table above shows the homes and carrier routes in 92117, straight from the USPS EDDM® route map. Part of Clairemont is in 92111, so the table does not cover every Clairemont street. Most roofers don't mail all of 92117 at once: they pick 2,500 to 5,000 homes on the streets with the oldest roofs, plus the routes around each job they finish.

Which Clairemont neighborhoods are best for roofing postcards?

For replacements, the 1950s and 60s tract streets of North Clairemont. For fire-rated roofs, Bay Ho and the streets along Tecolote Canyon. The table shows the share of homes built before 1980, single-family houses and owner-occupied homes in 92117.

When should a Clairemont roofer mail?

August to October, before the rainy season, for inspections and replacements, and November for leak repair after the first storms. Mail fire-rated roofing cards to the canyon rims before fire season.
