Roofing direct mail in Scripps Ranch:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Scripps Ranch is part of the City of San Diego, with its own ZIP Code, 92131. It is a community of family homes built from the 1970s on, among tall eucalyptus groves and canyons, with many HOAs and a high share of owner-occupied houses. For a roofer, that means 1970s roofs on their second round, 1980s and 90s tile roofs reaching the age when the underlayment wears out, and leaves and bark that fill gutters every year.

The 2003 Cedar Fire burned many homes in Scripps Ranch, and owners along the canyons and groves still think about what is over their heads. Below is what we'd mail where, starting with the public numbers for 92131: how many homes there are, how old they are, how many are houses and who owns them.

What the columns tell you:

  • Built before 1980: the share of homes more than 45 years old. Many are on their second or third roof, and the higher it is, the more owners are due for a replacement.
  • Single-family houses: the share of homes that are detached houses. The higher it is, the fewer EDDM® cards go to apartments and condos, where the association or the landlord decides on the roof.
  • Owner-occupied: owners buy roofs. Renters don't.
  • Median home value: higher values point to tile, metal and premium shingle roofs. Elsewhere, financing and a clear price matter most.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Homes and carrier routes are from the USPS EDDM® route map. Home age, single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 90 households move to a new home in these ZIP Codes every month. Many buyers get a roof report from their home inspection and plan the repairs in their first year.

What a mailing costs: starting from $2,034 for 5,000 homes with a 6.25 × 9 EDDM® postcard, or $2,544 with our recommended 8.5 × 11, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

The original ranch streets near Lake Miramar (92131)

The first Scripps Ranch neighborhoods, near Lake Miramar and Evans Pond, are mostly 1970s homes on winding streets under the eucalyptus. Their roofs have been replaced at least once, and many are due again. The trees drop leaves and bark that hold water on the roof and clog gutters.

  • Replacement estimates with financing, starting with a free inspection and photos of what you find.
  • Gutter cleaning, gutter guards and roof debris removal for homes under the trees, mailed in early fall.

Miramar Ranch North and Scripps Ranch Villages (92131)

North of Lake Miramar, Miramar Ranch North and Scripps Ranch Villages were built out in the 1980s and 90s, with family homes on similar lots, most in HOAs and most with concrete tile roofs. The tiles can last a very long time, but the underlayment beneath them usually wears out after about 25 to 30 years, and that is when leaks start.

  • Tile roof underlayment cards that explain why a tile roof can leak even when the tiles look fine.
  • Mention HOA approval. The association usually has rules on roof colors and materials. "We handle the HOA paperwork" removes a common worry.

Canyon and grove edges (92131)

Many streets back onto canyons, open space and eucalyptus groves, and many homes along these edges were rebuilt after the Cedar Fire. Parts of Scripps Ranch are mapped as fire hazard areas, where a replacement roof has to be Class A fire-rated.

  • Fire-rated roofing, with ember-resistant vents and gutter guards, mailed before fire season.
  • Inspections for the rebuilt homes, whose roofs are now about 20 years old.

Stonebridge Estates (92131)

At the north end, Stonebridge Estates was built from the mid-2000s with large homes and tile roofs. Most of these roofs are not due for replacement yet, so this is not where to send a "new roof" card.

  • Repairs, inspections and gutters. Cracked or slipped tiles, flashing and gutter work, and a free inspection before the rainy season.
  • Fire-safe upgrades for the homes along the open space: ember-resistant vents and gutter guards.

A first Scripps Ranch mailing plan

  1. Older roofs first. Mail an inspection and replacement card to the original ranch streets from August to October, before the rain. Pick the routes in our EDDM® route planner for 92131.
  2. Tile underlayment to the 1980s and 90s HOA neighborhoods, by homeowner list by the age of the home.
  3. Neighbors of every job. After each roof you finish, mail the carrier route around it: "We just put a new roof on a home on your street."
  4. New homeowners every month. Many buyers get a roof report from their home inspection. A welcome card with a free inspection reaches them first.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in Scripps Ranch?

Which one is better depends on the neighborhood. Most single-family streets are owner-occupied, so EDDM® reaches nearly the same people as a list for less. Where you want only homes of a certain age, such as tile roofs from the 1980s and 90s, a homeowner list is more precise. Skip the condo and townhome routes, where the association decides on the roof, and reach those boards and property managers with a business list. Compare the home age, single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a Scripps Ranch postcard

  • Name the area. "Serving Scripps Ranch, from Lake Miramar to Stonebridge" tells people you work here and will be around for the warranty.
  • A photo of a Scripps Ranch roof you installed. Real local work beats stock photos.
  • One service and one offer per card, matched to the neighborhood above.
  • Your C-39 license number, plus "licensed and insured" and your warranty.

Frequently asked questions

How many homes are there to mail in Scripps Ranch?

The table above shows the homes and carrier routes in 92131, straight from the USPS EDDM® route map. Most roofers don't mail all of Scripps Ranch at once: they pick the neighborhoods with the oldest roofs, plus the routes around each job they finish.

Which Scripps Ranch neighborhoods are best for roofing postcards?

For replacements, the 1970s streets near Lake Miramar. For tile underlayment, the 1980s and 90s homes of Miramar Ranch North and Scripps Ranch Villages. For fire-rated roofs, the canyon and grove edges. The table shows the share of older homes, single-family houses and owner-occupied homes in 92131.

When should a Scripps Ranch roofer mail?

August to October, before the rainy season, for inspections, gutters and replacements, and November for leak repair after the first storms. Mail fire-rated roofing cards to the canyon and grove edges before fire season.

Does my roofing postcard need to mention the HOA?

It helps. Most of the 1980s and 90s neighborhoods in Scripps Ranch have an HOA with rules on roof colors and materials, and owners often worry about the approval. A line saying you know the rules and handle the paperwork makes the call easier.
