Roofing direct mail in Point Loma:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

Point Loma is a peninsula between San Diego Bay and the ocean, part of the City of San Diego, with two main ZIP Codes: 92106 on the bay side and 92107 for Ocean Beach and the ocean side. Homes range from early 1900s houses near the bay and mid-century homes on the hills to large rebuilds and small beach cottages, and nearly all of them live with salt air, which is hard on flashing, fasteners and anything metal on a roof.

Owners here tend to stay a long time and care how the house looks from the street. Below is what we'd mail where, starting with the public numbers for each ZIP Code: how many homes there are, how old they are, how many are houses and who owns them.

What the columns tell you:

  • Built before 1980: the share of homes more than 45 years old. Many are on their second or third roof, and the higher it is, the more owners are due for a replacement.
  • Single-family houses: the share of homes that are detached houses. The higher it is, the fewer EDDM® cards go to apartments and condos, where the association or the landlord decides on the roof.
  • Owner-occupied: owners buy roofs. Renters don't.
  • Median home value: higher values point to tile, metal and premium shingle roofs. Elsewhere, financing and a clear price matter most.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Home age, single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 310 households move to a new home in these ZIP Codes every month. Many buyers get a roof report from their home inspection and plan the repairs in their first year.

What a mailing costs: starting from $2,034 for 5,000 homes with a 6.25 × 9 EDDM® postcard, or $2,544 with our recommended 8.5 × 11, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

La Playa and Roseville, on the bay (92106)

Along the bay, Roseville is the oldest settled part of the peninsula, with older homes next to large rebuilds, and La Playa has some of the most valuable homes in San Diego. Being this close to the water, roofs here wear at the edges first: rusted flashing, corroded fasteners and tired gutters.

  • Salt air inspections and repairs: flashing, fasteners, vents and gutters, with photos of what you find.
  • High-end replacements in tile, slate-look and metal, with materials suited to the coast.

The Wooded Area and Fleetridge (92106)

On the hills above the bay, the Wooded Area is named for trees planted in the early 1900s and has large lots and no sidewalks. Fleetridge, next to it, has custom homes from the 1950s on, on curving, hilly streets with views of the bay and the city. Big trees mean leaves and needles in the gutters and valleys.

  • Replacements on mid-century custom homes, many on their second or third roof.
  • Gutter cleaning, gutter guards and valley repairs before the rainy season.
  • Use a homeowner list. Homes are spread out, and a homeowner list by home age can pick the oldest roofs.

Loma Portal (92106)

North of Nimitz Boulevard, Loma Portal has older homes on hilly streets, many from the first half of the 1900s and many owned by the same family for years. It is a steady market for replacements and leak repair.

  • "Is your roof over 20 years old?" A free inspection or replacement estimate, mailed before the rain.
  • Leak repair cards in November, after the first storms.

Point Loma Heights and Sunset Cliffs (92107)

On the ocean side, Point Loma Heights climbs from Ocean Beach with mostly single-family homes from the 1940s through the 60s, many with ocean views, plus newer rebuilds. Sunset Cliffs runs along the bluffs with larger homes that take the full ocean wind and salt.

  • Replacement estimates for the mid-century homes on their second or third roof.
  • Coastal repairs: wind-lifted shingles, corroded flashing and fasteners, and vents near the bluffs.
  • Solar-ready reroofs for owners who want panels on a roof that will outlast them.

Ocean Beach cottages and rentals (92107)

Ocean Beach is small beach cottages, duplexes and apartments on narrow lots, and many older cottages have flat or low-slope roofs. A large share are rented, and tenants don't buy roofs, so mail this area with a homeowner list that reaches the owners, even when they live somewhere else. Flat roof repair and recoating, leak repair and simple replacements are the right offers here.

A first Point Loma mailing plan

  1. Replacements to the mid-century streets. Mail an inspection and replacement card to the owner-occupied routes in Point Loma Heights and Loma Portal from August to October, before the rain. Pick them in our EDDM® route planner for 92107 or 92106.
  2. Salt air repairs near the water in La Playa, Roseville and Sunset Cliffs, by homeowner list or the routes closest to the bay and bluffs.
  3. Neighbors of every job. After each roof you finish, mail the carrier route around it: "We just put a new roof on a home on your street."
  4. New homeowners every month. Many buyers get a roof report from their home inspection. A welcome card with a free inspection reaches them first.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in Point Loma?

Which one is better depends on the neighborhood. On the house streets of Point Loma Heights, Loma Portal and Fleetridge, most homes are owner-occupied houses, and EDDM® reaches nearly the same people for less. In Ocean Beach, where many homes are rented, and in the spread-out Wooded Area, a homeowner list wastes fewer cards. Compare the home age, single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a Point Loma postcard

  • Talk about the salt air. "Close to the water? Your flashing and fasteners wear out first." speaks right to owners near the bay and the cliffs.
  • A photo of a Point Loma roof you installed. Real local work beats stock photos.
  • One service and one offer per card, matched to the neighborhood above.
  • Your C-39 license number, plus "licensed and insured" and your warranty.

Frequently asked questions

How many homes are there to mail in Point Loma?

The table above shows the homes and carrier routes in 92106 and 92107, straight from the USPS EDDM® route map. Most roofers don't mail both ZIP Codes at once: they pick 2,500 to 5,000 homes in the neighborhoods with the oldest roofs, plus the routes around each job they finish.

Which Point Loma neighborhoods are best for roofing postcards?

For replacements, the mid-century house streets of Point Loma Heights, Loma Portal and Fleetridge. For salt air repairs, the homes near the bay and the cliffs. The table shows the share of homes built before 1980, single-family houses and owner-occupied homes in each ZIP Code.

When should a Point Loma roofer mail?

August to October, before the rainy season, for inspections and replacements, and November for leak repair after the first storms. Salt air repairs can be mailed any time of year.

Does salt air really wear out roofs in Point Loma?

Yes, mostly at the metal parts. Flashing, fasteners, vents and gutters near the water rust and corrode faster than inland, and that is often where leaks start. A card offering an inspection of those parts is a good fit for homes near the bay and the cliffs.
