Roofing direct mail in North Park:
a neighborhood-by-neighborhood plan

By Best Direct Mail, San Marcos · Numbers from USPS and the US Census Bureau

North Park is part of the City of San Diego, and it has its own ZIP Code, 92104. It is one of the city's oldest neighborhoods, built mostly from the 1910s on, with Craftsman bungalows, Spanish-style homes with flat roofs behind their parapets, and many duplexes and small apartment buildings. A large share of homes are rented.

That makes North Park a roofing market of old roofs on old houses, where owners care how the home looks and many of them don't live there. The 92104 ZIP Code also reaches into parts of South Park and some streets on the University Heights side. Below is what we'd mail where, starting with the public numbers for 92104: how many homes there are, how old they are, how many are houses and who owns them.

What the columns tell you:

  • Built before 1980: the share of homes more than 45 years old. Many are on their second or third roof, and the higher it is, the more owners are due for a replacement.
  • Single-family houses: the share of homes that are detached houses. The higher it is, the fewer EDDM® cards go to apartments and condos, where the association or the landlord decides on the roof.
  • Owner-occupied: owners buy roofs. Renters don't.
  • Median home value: higher values point to tile, metal and premium shingle roofs. Elsewhere, financing and a clear price matter most.

These figures cover whole ZIP Codes, and single routes inside them can be quite different. Our EDDM® route planner shows homes, income and homeownership for every route before you choose.

Home age, single-family houses, homeownership and home value are US Census Bureau American Community Survey 5-year estimates for the ZIP Code area. New movers are a US Census Bureau American Community Survey 5-year estimate: residents who moved into a different home in the past year, turned into households and divided by 12.

New movers: on average about 280 households move to a new home in these ZIP Codes every month. Many buyers get a roof report from their home inspection and plan the repairs in their first year.

What a mailing costs: starting from $2,034 for 5,000 homes with a 6.25 × 9 EDDM® postcard, or $2,544 with our recommended 8.5 × 11, including printing and postage. See our EDDM® prices for other quantities.

What to mail in each neighborhood

Burlingame and the historic districts (92104)

Burlingame, the North Park Dryden district near Morley Field and the other historic districts have carefully kept Craftsman, Spanish and Tudor homes. Owners here want a roof that suits the house, and in a historic district a visible change such as a new roof material can need review by the city first.

  • Replacements that fit the house: the right shingle color and profile for a Craftsman, clay tile repair and replacement on Spanish homes.
  • Show you've done it before. A photo of a finished roof on an older North Park home, and a line saying you can help with the historic review.

Spanish-style homes and flat roofs (92104)

Many of North Park's Spanish-style homes from the 1920s and 30s have flat roofs hidden behind a parapet, with tile only on the front edge. Owners often don't know what the roof looks like until it leaks, and ponding water and old parapet flashing are common trouble spots.

  • Flat roof inspection and recoating, mailed before the rainy season.
  • Leak repair cards in November, after the first storms.

Bungalow blocks toward I-805 (92104)

East of 30th Street toward Interstate 805, the blocks are lined with smaller bungalows and homes from the 1910s through the 40s and later, many on their second or third roof, with older gutters and patio covers added along the way.

  • "Is your roof over 20 years old?" A free inspection or replacement estimate before the rain.
  • Small jobs welcome: patio covers, gutters and repairs on a garage or ADU in back.

Rentals, duplexes and their owners (92104)

Many North Park homes are duplexes, small apartment buildings and rented bungalows. Tenants don't buy roofs. The owners, including landlords who live elsewhere, are the ones who pay for the repair or the replacement.

  • Repairs and replacements for rental owners, with fast scheduling and photos so they don't have to come and look.
  • Use a homeowner list. A homeowner list reaches the owners of these properties, even when they don't live in North Park.

A first North Park mailing plan

  1. Replacements to the historic districts. Mail an inspection and replacement card to the routes with the most owner-occupied homes from August to October, with a photo of an older home you reroofed. Pick them in our EDDM® route planner for 92104.
  2. Repairs and replacements to rental owners. Mail a card to a homeowner list of owners whose mailing address is outside the property.
  3. Neighbors of every job. After each roof you finish, mail the carrier route around it: "We just put a new roof on a home on your street."
  4. New homeowners every month. Many buyers of older homes get a roof report from their home inspection. A welcome card with a free inspection reaches them first.

Mail each group at least three times, a few weeks apart. Use a different offer code on each card so you can see which neighborhood and which service brings the calls.

EDDM® or a mailing list in North Park?

In North Park, a mailing list is often the better choice. So many homes are rented that EDDM® sends many of your cards to people who won't hire a roofer. A homeowner list reaches owners, including landlords who live outside the area. EDDM® still works on the blocks with the most owner-occupied homes, like the historic districts. Check the home age, single-family and homeowner numbers in the table above, and tell us the areas you want and we'll recommend the right mix.

What to put on a North Park postcard

  • Show an old house with a new roof. A Craftsman bungalow or Spanish home you reroofed tells owners you understand these houses.
  • Say you do flat roofs. Many owners don't know who to call for the roof they can't see.
  • One service and one offer per card, matched to the neighborhood above.
  • Your C-39 license number, plus "licensed and insured" and your warranty.

Frequently asked questions

How many homes are there to mail in North Park?

The table above shows the homes and carrier routes in 92104, straight from the USPS EDDM® route map. This ZIP Code also covers parts of South Park and the University Heights side. Most roofers don't mail all of it at once: they pick 2,500 to 5,000 owner-occupied homes or rental owners, plus the routes around each job they finish.

Which North Park neighborhoods are best for roofing postcards?

The historic districts and the owner-occupied bungalow blocks for replacements, and the Spanish-style homes for flat roof work. The table shows the share of homes built before 1980, single-family houses and owner-occupied homes in 92104.

When should a North Park roofer mail?

August to October, before the rainy season, for inspections and replacements, and November for leak repair after the first storms. Flat roofs show their problems in the first big rain, so a repair card then works well.

Can I reach landlords who don't live in North Park?

Yes. EDDM® only reaches the people at each address, but a homeowner list mails the owner wherever they live. That is the best way to reach the landlords who pay for roofs on North Park rentals.
